    TERMS AND CONDITIONS

1. CHECK IN AND CHECK OUT: Check-in is after 3:00pm and Check-out is before 11:00am. Early check-in, late check-out is subject to a $30 per hour charge. For early hour check-out (before 7:00am) and after hour check-in (after 7:00pm) there is a $30 surcharge. All check-in and out times must be pre-arranged.

2. RATES: Rates are based on 2 guests stay.

3. EXTRA GUEST: Extra guests are $15 per guest per night. Maximum is $100 per guest per rental.  Extra guest includes children, adults and seniors.

4. MAXIMUM OCCUPANCY
: The maximum number of guests per one bedroom suite are limited to four (4) persons. Two bedroom suites is limited to five (5) persons.  Unauthorized overnight guests are prohibited. Vancouver West Living reserves all rights to limit guest occupancy and levy additional guest charges.

5. PARKING
: Secured underground parking is available at $10 per night.  Please park in the assigned spot, as we are not responsible for any towing fees. Complimentary street parking is available at select properties.

6. CLEANING FEE: Standard cleaning fee apply towards all rentals.  The fee includes cleaning and restocking of the suite prior to a stay. Please wipe down all surfaces, remove personal garbage, wash dishes and place soiled linens and towels in the laundry. An extra cleaning fee for excess dirtiness, stains and garbage removal may apply and will be charged towards the deposit. Maid service and restocking during a stay is available at $60 per one-hour trip.

7. DEPOSIT: A deposit is required for rental confirmation.  The deposit is the greater amount of $400 or 50% of the total rental amount.  Payment is accepted through online invoice by Visa, MasterCard and Paypal. The deposit does not apply towards the rental payment and automatically converts to a security damage deposit upon check-in. It is held at the time of booking until check-out to ensure compliance to the terms and conditions and that there are no lost, damages and fines to the rental suite and its contents. Deposit is refunded pending an inspection of the rental suite and non-breach of terms and conditions through the original transaction method within seven (7) business days after check-out.

8.
INCOMPLETE RESERVATIONS: Reservations are only confirmed upon receiving the confirmation email. Incomplete reservations with deposit payment will be subject to cancellation and full return of deposit.

9. RENTAL PAYMENT: The rental payment is due in full upon arrival at the rental property.  Rental payment method will be made available by email to our guests and clients upon the confirmation of rental. Guests are responsible for credit card surcharges and transaction fees. All rental payment is non-refundable.

10. CANCELLATIONS
: A written notice is required for all cancellations. For cancellations more than 30 days before arrival, the deposit is refunded less a $100 administrative charge. For cancellations less than 30 days before arrival we retain the full deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

11. FALSIFIED RESERVATIONS
: Any reservation obtained under false pretence will be subject to forfeiture of advance payment, deposit, and/or rental payment and the guest will not be permitted to check-in. False pretence include falsified guest information, unauthorized guests and conducting business, commercial or illegal activity in the rental suite.

12. ENTRY KEYS/FOBS
: There is a $200 charge for each set of keys that are lost. In the case that the key is lost and a Vancouver West Living representative is required to unlock the suite door with the master key, guests will be subject to a $50 trip charge.

13. NO SMOKING, PETS, PARTIES AND SHOES IN RENTAL SUITE
: Smoking, pets and parties are strictly prohibited in the rental suite. For rental suite cleanliness, wearing shoes in suite is not allowed. Violation will result in forfeit of deposit, payment for damages and immediate eviction.

14. NOISE LEVELS
: Guests are asked to observe and respect quiet times between 10:00pm to 8:00am.  Excessive noise causing disturbances to neighbours is not permitted and will result in forfeit of deposit and penalties.

15. ENERGY CONSUMPTION
: Please consider the environment by turning off lights, electronics, household appliances and heat when not in use or when you vacate the suite. For monthly rentals, there is a maximum utilities cost of $50/month for 1 bedroom and $100/month for 2 bedrooms.

16. DAMAGES
: Guest must maintain reasonable health, cleanliness and sanitary standards throughout the rental suite and its common property. Guests must take the necessary steps to repair damage to the rental suite caused by the actions or neglect of the guest or a person permitted on the rental suite by the guest. Guest is not responsible for reasonable wear and tear to the rental suite and must report any damages or missing items to Vancouver West Living within 48 hours.

17. REPAIRS
: Vancouver West Living will provide guests with a well-maintained suite at all times. If any emergency repairs are required, the guest must make at least two attempts to telephone the designated contact person and then give Vancouver West Living reasonable time to complete the repairs.

18. LOST OR STOLEN ITEMS: Vancouver West Living is not responsible or liable for lost or stolen items throughout the duration of a guest stay. Please do not keep valuables in the suite or in your vehicle at any time.

19.PERSONAL INJURY
: Vancouver West Living is not responsible or liable for any injuries to guests and/or their properties throughout the duration of their stay.

20. RIGHTS
: Vancouver West Living reserves the right to cancel and not accept a reservation. We retain the right to enter into the rental suite at all times.  Building amenities are available where advertised but are not guaranteed in the event of maintenance. In the event where the renter violates and breaches the terms and conditions, Vancouver West Living retains all rights for renter eviction without recourse.  In the event where lost, damages and fines exceed the deposit, the renter agrees to pay the full cost prior to departure.
